Yes you can upgrade to a featured or premium advert at any stage, there will be an additional cost for doing this.
Our sales model is based on you the property owner carrying out viewings of the property. Viewers prefer being shown around by the owner who can answer any questions immediately and most effectively. (who could answer any questions about your home better than you?).

However...
If you are away or live abroad, or simply don't want to do your own viewings, we can arrange for one of our friendly agents to perform your viewings. (A small fee will apply). Buying or selling a home is a very emotional time and we think that unfortunately it's really easy for this emotion and personality to be cut out by traditional selling routes. That is a primary reason that we encourage our clients to conduct their viewings themselves.
Once you are ready to go ahead and list your property, our professional photographer in the area will be out to take the photographs and get the measurements. The photographs and draft description will then be forwarded to you for your approval before going live on the websites. At that stage we can make a recommendation on a suitable asking price. We can of course give you a guide to the current market value beforehand.
You make the upfront payment of €300 + VAT once the property goes live on all the websites and you are happy with the adverts. The remaining €899 + VAT is due only on completion of the sale.
No, we don’t charge commission, just a fair fixed fee of €999 +VAT.
You can withdraw your property from the market at any stage, you will not be charged any additional fees, just the €300 + VAT down payment you will make at the beginning of the process. The €899 + VAT payment is due only on completion of the sale.
Yes it is a legal requirement to have a Building Energy Rating certificate when advertising a property for sale. We can arrange this for you, although you may already have one done and not realise as they last for 10 years. We can check this for you.
You send us the photographs, property description, BER rating and asking price and we advertise on all the major property websites (listed above) for you. Any enquiries that come in you will receive an email with the potential buyer’s name, phone number and email address.
We are experienced negotiators and we take care of all the negotiations. Our team will work with you on all offers to negotiate the best price for you.
We have a specific internal process that provides a smooth close. We follow up with both your solicitor and the buyer’s solicitor on a weekly basis to advance the sale to completion as quick as possible.
Yes, all properties get a For Sale sign professionally erected. Although you don’t have to have one if you don’t want one.
Yes it is fine to sell with a tenant in-situ provided they keep the place clean and tidy for all viewings.
